How these numbers are made
StayYield reads 10,133 Nashville listings from the snapshot of Sep 19, 2026. Here is what each figure means, and what it cannot tell you.
The data
Listings come from Inside Airbnb, licensed CC BY 4.0. Areas are Nashville’s 35 Metro Council districts, the areas Inside Airbnb publishes for this city. Only entire homes are counted, since that is what an investor buys.
What the figures mean
| Active listing | Has a price and at least one estimated booked night in the last 12 months. |
|---|---|
| Median nightly rate | Middle listed price across priced entire homes in the district. |
| Est. occupancy | Middle value of estimated booked nights ÷ 365, across active listings. |
| Est. revenue / month | Middle value of estimated yearly revenue ÷ 12, across active listings with revenue. |
| Competing listings | All entire homes in the district, active or not. |
Fewer than 30 active listings means the median can swing on a handful of homes. Those districts are hatched on the map and marked in the list.
Earnings bands
E5 to E1 split the districts in the current view into five equal groups by estimated monthly revenue. The legend shows each group’s actual range. They are not zoning classes and say nothing about what may legally be built or operated.
How the return is calculated
- Net operating income = monthly revenue × (1 − operating costs) − property tax and insurance ÷ 12.
- Mortgage = standard fixed-rate monthly payment on the price minus the down payment.
- Monthly cash flow = net operating income − mortgage.
- Cash invested = down payment + closing costs + furnishing.
- Cash-on-cash return = yearly cash flow ÷ cash invested.
- Cap rate = yearly net operating income ÷ purchase price.
- Break-even occupancy = the occupancy at which cash flow reaches zero, keeping the nightly rate the same.
Starting assumptions are not market data: operating costs 35% of revenue, closing costs 3% of price, furnishing $20,000, property tax and insurance $6,000 a year. Replace them with your own figures.
What this cannot tell you
- Occupancy and revenue are model estimates built from reviews, not booking records, and listed prices are not always the prices guests paid.
- A district’s median is not a forecast for a particular house. Size, condition and location within the district matter.
- Map dots use the location Inside Airbnb publishes, which is deliberately offset from the real address by up to about 150 meters.
- Purchase prices are not in this data, so the calculator starts from your number.
- Short-term rentals in Nashville need a permit, and rules depend on zoning and owner occupancy. Confirm with Metro Nashville before you buy.
- This is a portfolio demonstration, not investment advice.
